328 Cumberland

Located on the most sought-after block in Dolores Heights, 328 Cumberland has undergone a meticulous five-year rebuild. As a result, it now spans approximately 4,160 square feet with four bedrooms, four full baths, and two half baths.

To achieve this transformation, the design and construction team tackled significant challenges, expanding the original 1,500 square feet to 4,300. Transforming this zero-lot-line home required the strategic underpinning of neighboring structures to add a subterranean level beneath the garage. First, the team excavated 650 cubic yards of soil—about 80 large transport trucks’ worth—and then drilled 21 piles between 40 and 50 feet deep, along with 26 piers extending 25 feet down. Additionally, they embedded 1,880 linear feet of steel soldier beams around the property’s perimeter and used 300 yards of concrete, equivalent to 33 concrete trucks, to strengthen the foundation.

Ultimately, 328 Cumberland has been entirely reimagined from the ground up and now features new systems and infrastructure, integrating everything from cutting-edge AV solutions to advanced lighting controls. Moreover, outdoor spaces extend across every level, culminating in a rooftop terrace with glass railings that offer uninterrupted, captivating views.

Despite navigating the complexities of entitlements and the unique challenges posed by COVID-19, this home has been reshaped into a contemporary family residence through innovation, resilience, and skilled craftsmanship.
