3D MAPPING
At Sky House, we are using Matterport 3D scanning to capture every stage of construction. This tool creates a detailed digital twin of the project that can be explored virtually from anywhere.
Many builders now use scanning services, but at FORMA we have invested in bringing this capability fully in house. That difference matters. With scanning integrated into our process, we can document progress more often, share updates instantly, and align teams more effectively.
The scans are not just visuals. They become a living record of what is behind the walls, from electrical and plumbing runs to structural details. Long after drywall is installed, we can return to the model to confirm conditions and reduce uncertainty.
For clients, partners, and our own team, this approach brings clarity and confidence. Matterport is more than technology here. It is part of how we build with transparency and precision.
ROOFING
Roofing work is officially underway at Sky House. After weeks of preparation and rough-in coordination, the team welcomed our roofing partners, J.O. Roofing Inc., to begin this critical phase.
This stage is about securing the building envelope, getting the structure tight and dried in so crews inside can move forward without the risk of water intrusion. With the roof sealed, trades can continue with finishes, mechanical systems, and detailed installations knowing that their progress will be protected from weather. That is what confidence means on a project like this, the assurance that every step forward is safeguarded.
On the roof, crews are installing rigid board insulation. These boards increase thermal performance and shape the pitch for proper drainage. Once complete, a protective roof membrane will be added, providing durability and long-term performance.
Rough-in
Behind the framing at Sky House, a huge amount of work is happening. The rough-in stage is where electrical, plumbing, and other systems are installed and coordinated. It is one of the most important phases of construction, even if it often goes unnoticed.
From the outside, it can feel like the project has been standing still, with exposed framing in view for weeks. In reality, the team has been hard at work weaving together the systems that will power and protect the home for decades. We are now only a week or two away from sheetrock. Once the walls are closed, these systems will be hidden from view, but their work will remain at the heart of the building.
This is the cardiovascular system of Sky House, carrying energy, water, and connectivity through every space. It is progress worth celebrating.
INSULATION
Another key milestone at Sky House is the installation of spray foam insulation. Unlike traditional batts or loose-fill, spray foam is applied as a liquid that quickly expands into every cavity, sealing gaps and hard-to-reach spaces.
This process creates a continuous layer of insulation that is both an air barrier and a thermal barrier. The result is higher energy efficiency, reduced drafts, and better indoor comfort year-round. It also helps regulate humidity and can contribute to quieter interiors by reducing sound transmission.
Installation happens after rough-in but before sheetrock. Crews carefully spray each bay between studs, ensuring full coverage around outlets, windows, and mechanical penetrations. Once cured, the foam becomes rigid and long-lasting, staying in place for the life of the home.
Spray foam is one of those details you will never see once walls are closed, but it makes a lasting impact every day. It is performance hidden in plain sight.
WORK IN MOTION
SEA CLIFF RESIDENCE
August 2025
At the Sea Cliff Residence, much of the new steel is now in place. Temporary supports continue to come down as permanent structure takes over. What is most noticeable right now is the overlap of old and new materials. Original steel sits alongside newly installed members, and existing wood framing is being tied into fresh lumber. It is rough in some areas still, but it is steady and strong.
At the rear of the property, scaffolding is going back up in preparation for the facade rebuild. With structural work advancing and exterior work set to follow, the project is moving toward a new chapter.
